The property sits in the comisaría of Kanxoc, Municipio de Valladolid, Yucatán, roughly 1.2 km north of the village, reached via 1.5 km of dirt road (terracería) off the main road. The land itself has an irregular shape, is densely forested, rustic terrain (uso de suelo: Solar Rústico), untouched, private, and framed by mature jungle canopy.

The Rejoyada & Cenote

What sets this property apart is what lies beneath and within it, a cenote unlike most others in the region, with vegetation and natural rock relief formed over hundreds of years.

A dramatic rejoyada: a partially collapsed limestone cavern open to the sky, cuts through the jungle floor, with massive stone archways, hanging roots and vines, and shafts of sunlight piercing the canopy above and falling through the cave mouth onto the forest floor below. Within the rejoyada there is a small stage-like clearing that has already been used informally as a gathering space, for live music and bonfires, as well as room for a volleyball court.

Deeper in, the rejoyada connects to the cenote proper, which has a genuine double vault (doble bóveda) structure: a true cave chamber housing a deep, still pool of intensely blue water, capped by a second, higher vault above it. That upper vault opens to the surface through a natural artesian-well-like shaft (pozo artesanal), which drops a column of daylight straight down into the water far below,  one of the more dramatic light effects found in any cenote in the area. The cenote has previously been used to host performances, including aerial rope/silk dancers suspended from the opening above the pool.

The scale of the underground system is significant, multiple chambers, several skylights (aberturas) letting in shafts of light, and passageways connecting the open rejoyada to the darker, fully-roofed double-vault cenote. It’s the kind of natural feature typically seen at commercial cenote parks in the region, here entirely private and undeveloped, and genuinely unique in its class.
